The project for the two buildings completes a series of radical building restoration interventions that over the last ten years have been completely renovating the buildings in the Stadera district located between via Neera, via Agilulfo, via Barrili and via Montegani.
This intervention will provide 160 apartments, distributed across the buildings as follows:

  • BUILDING 24 – 70 apartments – gross area = 3,879 sqm
  • BUILDING 26 – 90 apartments – gross area = 3,920 sqm

The main interventions carried out on the building include:

  1. restoration of external facades with replacement of window frames
  2. refurbishment of the roof covering
  3. insertion of elevators in all vertical connections
  4. cellar floor redevelopment
  5. In building 14, the entire mezzanine floor is lowered to sidewalk level and the existing housing is transformed into commercial spaces.

Attic redevelopment


The attic redevelopment involves:

  • Raising the roof by approximately 130 cm while preserving its original shape, including the slope of the roof pitch. The resulting horizontal "empty" strip is treated as an under-eave frame at the base of the roof and detailed accordingly.
  • Marking the division point between the pre-existing wall and the raised section with a slightly projecting edge, similar to the profiles of the windows below.
  • Designing the band created by the elevation with windows needed to illuminate the interior spaces, arranged horizontally in four sections.
  • Decorating the blind areas between the windows with small bas-reliefs, creating an ornamental pattern that echoes the existing façade decorations.

Housing


New residential typologies have been designed to better comply with current regulations and contemporary living habits. In designing the layout of the units, the goal was to create a diverse range of residential options without wasting space or compromising the existing structure, while enhancing its quality elements. The new units feature a simple and easy-to-implement floor plan: linear, regular walls with no sharp angles.

In the units, the following have also been:

  • replaced: all systems, including plumbing, heating, gas, and electrical installations;
  • added: new sanitary facilities, adopting the prefabricated systems already tested in nearby buildings renovated in the past;
  • included: overhead storage spaces located in the connective areas to maximize the use of available surface area.
