2019 - Feasibility project
The hotel, built in the 1960s with 5-star characteristics and considered for years a luxury and prestigious establishment, now requires a radical renovation. This renovation aims not only to transform its image but also to make it a technologically modern and Class A building, equipped with state-of-the-art health and beauty facilities.
The main interventions include:
- Redesigning all interior spaces—rooms, bathrooms, corridors, staircases and elevators, common areas, reception, lounges, bars, dining rooms, kitchens, offices, staff facilities, etc.—both to comply with current health and safety regulations and to make hospitality an experience to remember and repeat.
- Potentially increasing the number of rooms from the current 110 to 140 without increasing the building's volume, or to 185 with a slight increase in volume.
- Upgrading all systems—heating, electrical, plumbing, fire safety, and security.
- Reconstructing the façades with:
- The addition of new balconies corresponding to the new rooms.
- The replacement of windows to achieve maximum thermal insulation.
- The insulation of exterior walls.
- The installation of emergency staircases where necessary.
- The creation of a modern thermal spa facility, expanding the medical, physiotherapy, and rehabilitation sectors, with ample space dedicated more broadly to aesthetics and wellness.
TAC - Thermal Aquatic Center
In addition to healing, the mindful use of thermal waters offers great opportunities, introducing a concept of "health tourism" that transcends age categories. The renewed interest in thermal baths allows them to once again become public spaces and social hubs where water plays a central role.
The project presents a spatial organization concept characterized by the use of water, taking into account movement,
timing, and interpersonal relationships.
All spaces should be welcoming, full of charm and beauty. To allow ample space for the garden, open-air pools,
and swimming pools, the overall shape of the Thermal Aquatic Center is compact, centered around a large "greenhouse"—a
transparent, colorful volume with strong scenic character—facing and open to the east and west to receive natural light throughout the day.
The various functions of the Center—such as wellness treatments, gyms, special saunas, and rehabilitation areas—will overlook this space, almost like an ancient courtyard. The greenhouse can be opened when necessary to naturally ventilate the environment.
All spaces will be visually permeable and should not create barriers, but rather allow the eye to wander beyond enclosed spaces, towards the horizons.
Adjacent to the greenhouse, there will be three floors—one exclusively for hotel guests, while the others are designed for a more diverse and younger non-residential clientele.
The roofs will be green terraces, also equipped as solariums, social spaces, and gardens.
No space should be wasted; every area must find its function within the complex.
The hotel and the Thermal Aquatic Center (TAC) are autonomous volumes in terms of functionality and management, yet they are interconnected through interchangeable spaces—such as conference rooms, shopping areas, restaurant, and bar. The idea is that the hotel space will gain vibrancy and dynamism from its proximity to the TAC, while the Thermal Aquatic Center will benefit from the additional support and services provided by the hotel.
